The Home-Buying Process:

Consultation with Catherine
We start with a detailed consultation to understand your needs, preferences, and budget. Together, Catherine will come up with a strategy for your home search tailored to your needs. She will also go over the home-buying process in further detail.

Contingency Removal & Prepare for Closing
During escrow, you will need to submit additional documents to your lender. Once all contingencies are removed and as we approach closing, Catherine will ensure all final details are in place. This includes coordinating with the lender, title company, and other parties to make sure everything is ready for a smooth closing process. A final walkthrough and signing of closing documents will be scheduled a few days before close.

Obtain Mortgage Pre-Approval
Before starting your home search, we recommend consulting with a lender to get pre-approved for a mortgage. Unless you're paying cash, this step will help you understand your purchasing power and streamline the buying process. A pre-approval letter will be required for offer submission.

Closing Day & Getting the Keys!
This is an exciting and emotional day of finally owning your new home! Catherine will meet you to hand over your keys to your new home! We'll have a toast and photo op to commemorate this huge milestone!!

Offer & Negotiation
Once you find the perfect home, Catherine will assist in making a strategic offer and handle all negotiations on your behalf. Catherine will provide a comprehensive comparative market analysis (CMA) to ensure your offer is competitive and based on current market conditions.

Escrow & Inspections
After your offer is accepted, we open escrow. Catherine will assist in coordinating all necessary inspections to ensure the property is in good condition. This step is crucial to identify any potential issues and protect your investment.
If any necessary repairs are identified, Catherine will help to negotiate any repairs or seller credit.
